3% MDRT - municipal and district regional tax

Up to 3% MRDT on Accommodation
In addition to the 8% PST, the up to 3% MRDT applies on behalf of municipalities, regional
districts and eligible entities to sales of short-term accommodation provided in participating areas of BC. The MRDT applies in the same manner as the 8% PST on accommodation. The MRDT is charged in participating areas to raise revenue primarily for tourism marketing, programs and projects.

On keypad press #221
Once buzzed into building take elevator or stairs to floor 2
Walk down hallway to parkade entrance door (watch footing)
Go straight across parkade to door 221 (notice you walked passed parking stalls 3,4 which are assigned to you)

Hazard prevention
Here are some ways you can help prevent potential hazards:

Smoking
Zero tolerance of any of the following on discovery bay complex grounds and inside / outside balconies of unit 221
No smoking
No vaping
No cannabis
Fines of $200 per offence - security on site is extremely strict of offence
If you are a smoker use designated area in front of building entrances with ashtrays
Climate control
Working appliances, like furnaces and air conditioners, can greatly affect guests’ comfort during their stay. There are a lot of ways you can make sure your guests stay comfortable:

Building rules
Rules and Regulations KAS 2503 Discovery Bay Resort
January 1, 2018.
Please note: There will be a minimum $50.00 fine for each infraction.
A current copy of Discovery Bay KAS 2503 By-laws, Rules and Regulations should be posted in each Strata Lot by the Strata Lot Owner.
1: Exterior Appearance
a) No hot tubs are to be allowed on any deck or common areas. b) To preserve the architectural integrity of this complex, owners are asked to complement the exterior of their unit by blending colors of their patio furniture, umbrellas, flower boxes etc.
2: Cleanliness
a) A resident must not allow a strata lot to become unsanitary or untidy. Rubbish, garden refuse, garbage boxes, packing cases and other similar refuse must not be thrown, piled or stored on the strata lot or common property. b) Designated garbage bins must be used at all times with no exception. Any expenses incurred by the Strata Corporation to remove such refuse will be charged to the strata lot owner. c)Cardboard needs to be broken down before going in the bin. d) No furniture, mattresses, home decor, electrical appliance, or cords may be left inside or outside the garbage room. e) No batteries may be left in the garbage room. f) No construction materials, ie. paint, drywall, baseboards, etc., may be left in the garbage room.
3: Automobile/Parking
a) Loading zone on P1 and P2 levels has been temporarily allocated as staff parking for building maintenance. b) A parking stall or any common areas space may not be used for storage,
(ie. Garbage, fuel or oil containers, tires, bicycles, kayaks).
5: Rentals
a) Minors (19) are not allowed to rent units in this facility.
6: Animals
a) No pets are allowed on the Plaza level 3 and on pool decks. b) No dogs are permitted on Discovery Bay grassed areas.
7: Security
a) Electronic access (FOBs & GDOs) and common property keys are only available to Strata Lot owners and /or written direction to the Strata from a Strata Lot owner naming a designate.
8: Vacant Units
a) Every owner must arrange for regular monitoring of their strata lot, when vacant or unoccupied for a period of more than 7 days. It is recommended that the owner confirm their personal policy requirements with their insurance provider.
b) Water in the strata lot should be shut off when a strata lot will be unoccupied for an extended period of time.
PEASE NOTE:
All infractions shall be brought to the attention of the Strata Council.
Residents include Strata Lot owners, Guests of a Strata Lot owner, and Residential renters.

Parking
Communicate any parking rules for your building and neighborhood to your guests. parking rules:
A resident or guest shall use only the parking space(s) assigned to them. UNIT 221 PARKING STALL 3 and 4
Vehicles parked in unauthorized spaces will be towed at vehicle owner's expense.
No major repairs or adjustments shall be made to motor vehicles on the premises.
A maximum speed of 10 kph shall be observed by all persons operating vehicles anywhere on the property.
Users of parking stalls are responsible for the cleaning of oil spills in their stalls. Continuous oil spills from any vehicle will result in that vehicle’s being prohibited from parking on common property until it is repaired.
No parking is permitted except in designated parking space, nor shall vehicles be parked in a manner which will obstruct other vehicles, or reduce the width of any access driveway.
Any vehicle parked in violation of paragraph 5 will be removed at the vehicle owner’s expense.
Incoming vehicles have the right of way at the garage door.
Use of vehicle horns upon entering, leaving or within the parking garage is prohibited, except in cases which a horn is required to prevent a collision.
Vehicle lights must be used at all times when a vehicle is in motion in the parking garage.
Any missing Resort or Garage Door Opener will be charged to guest.

Pets
No pets allowed in unit 221
No animals are allowed in the pool or hot tub areas

Unit 221 has security system which has been deactivated. No cameras online or active.

Glass containers are prohibited in the enclosed areas surrounding the swimming pools, hot tubs, exercise room, sauna, dressing rooms and washrooms note- please use plastic cups found in the kitchen
a) Any foul language will not be tolerated by anyone within these facilities.
b) An occupant must accompany guests when using these facilities.
c) No rough play or running on the pool deck or diving off the pool deck is acceptable.
d) Pools and hot tub hours are 9:00 a.m. to 10:00 p.m.
e) Shower before entering the water. (community showers located by indoor pool where sauna is located)
f) Infants and toddlers must wear swim diapers.
g) Children under 12 must be accompanied by an adult.
h) Proper bathing suits must be worn in the pools and hot tub.
i) Users of the facilities must keep noise down to a reasonable level.
j) Under no circumstances are personal toilet items, such as bath oil, body oil or aromatic oils to be added to the pool or hot tub water.
k) Any violators that may cause damage (ie: broken glass in the pool) will be charged for any repairs and cleanup.
l) All common areas including the pool areas must be kept clean from all garbage. Violators will be charged the expense for any cleanup
m) This is a family resort. No inappropriate behaviour is allowed. Violators may be faced with possible expulsion from this resort.
n) No pets are allowed on pool decks and the Plaza level.
o) No food or drinks are to be consumed around the edge of and in the pools and hot tubs.
p) Flotation devices, except those needed for safety, are not permitted in the pools or hot tubs.
r) Do not contaminate the pool in any way.
s) No entry to pools and hot tubs, if intoxicated.
Tip - from upstairs of unit 221 open hallway door for access to pool plaza level 3
- door code same as entrance to lock / unlock
8 pool towels located in upstairs bathroom for your use ($20 charge if lost)
Child safety
Renter is responsible of child safety .
Be aware of tip over hazards inside townhouse and complex
No crib supplied or other child items
Pools have fence but no lifeguard (Children under 12 must be accompanied by an adult)
Rooftop terrace is fully fenced but child must be monitored at all times
